What’s Driving the Surge in U.S. and Canadian Buyers in Los Cabos

by Michael Nicol

Over the past few years, we’ve seen a clear trend—more Americans are making the move to Mexico, either full-time or part-time. It’s no longer just retirees. Today it’s remote workers, families, and investors all looking for a better balance between lifestyle and cost. What’s especially interesting is where they’re choosing to go, and right now, Los Cabos is at the top of that list.

Yes, Mexico offers a lower cost of living than many parts of the U.S., and that’s certainly part of the appeal. But Los Cabos isn’t just about saving money—it’s about what you get for your money. Buyers here are often comparing ocean views, gated communities, and resort-style amenities like pools, gyms, beach clubs, and concierge services to what the same budget would buy back home. For many, it’s not even close.

One of the biggest shifts driving this trend is remote work. People who used to visit Cabo for a week or two are now staying for months—or relocating entirely. With strong internet, direct flights to major U.S. cities, and modern infrastructure, Cabo makes it easy to stay connected while enjoying a completely different environment. We’ve had clients tell us they realized they didn’t have to wait until retirement to live here.

But beyond the numbers and logistics, it’s really the lifestyle that draws people in. Cabo offers year-round sunshine, beautiful beaches, world-class golf, great restaurants, and a mix of both relaxed and luxury living. Whether someone prefers being right on Medano Beach, along the Corridor, or up in the hills with panoramic ocean views, there’s something here for almost every lifestyle—and it’s all within a relatively short drive.

Another big advantage is how easy the transition can be. Cabo feels international, but still comfortable. Flights are short, time zones are similar, and English is widely spoken in real estate, restaurants, and everyday services. There are also well-established expat communities, which makes the move feel much less intimidating while still allowing people to experience the culture and lifestyle that make Mexico so special.

From a real estate perspective, most buyers today are looking at both lifestyle and investment. They want to enjoy the property themselves, but also understand its long-term value. Cabo continues to offer strong vacation rental potential, especially in well-located communities, giving owners flexibility when they’re not using their home. That combination of personal use and income potential is a big part of what’s driving demand.

At the same time, the market has evolved. Buyers are more informed and more selective than they were a few years ago. They’re watching pricing, comparing options, and looking closely at value. Well-priced, well-positioned properties are still moving, while others may sit longer. In many ways, it’s a more balanced and healthier market than we’ve seen in the past.

When you look at the bigger picture, the reasons Americans are choosing Cabo aren’t temporary. Remote work is here to stay, lifestyle priorities have shifted, and Los Cabos continues to grow with new developments, restaurants, and infrastructure. Once people spend time here, they begin to see what’s possible—not just for a vacation, but for a different way of living.

After nearly 30 years in Los Cabos, we at Cabo 4 Sale Real Estate have had the opportunity to watch this area evolve in ways we never could have imagined. Today, it continues to attract people who are looking for something different—whether that’s a second home, an investment, or a full-time move. If you’ve been thinking about it, even casually, we’re always happy to share what we’re seeing in the market or answer any questions.
