Although Los Cabos Real Estate is currently experiencing what we would consider a "buyer's market", Cabo San Lucas and Los Cabos real estate is proving to be a safe place for real estate investors. The Mexico's lending institutions never participated in sub-prime lending. Borrowers had to qualify for their loan so you won't find too many bank owned properties, if any, and property values have held. Having said that, there are still deals to be found because there are people that want to liquidate their real estate for various reasons. With the credit crunch in the U.S. people are asking us how can they take advantage of the current "buyers market" and/or diversify their portfolios. There are some ways you can take advantage of today's real estate market. For example, if you have a self-directed IRA, you can use the funds to purchase investment real estate without incurring early distribution taxes or penalties. Also you can borrow against your 401k to invest in real estate. Some advantages are: the loan funds quickly and you don't have to qualify (since it's your money). Keep in mind the money does have to be paid back. Typically you have 5 to 10 years to pay or else you will have early withdraw penalties. Another option is you can use the equity in your primary residence to pay for a second home or investment property. Also there are several lending institutions that are lending money to investors purchasing Mexico real estate. Even during the credit crisis up north, loans were still funding here. And many people don't realize that there are tax advantages for purchasing a second home. For example, you can write off the interest on a second home mortgage up to 1.1 million dollars worth of debt (that's total debt for your first and second mortgages). Real Estate has proven over the years to be a sound long term investment, so check with your tax and financial advisers to see if these options are right for you. Best Wishes, Sue and Michael
